Living on the Chain of Lakes

Winter Haven's lakes are grouped into a northern chain of about 10 lakes and a southern chain of about 16 principal lakes, each linked by canals, so some lakefront homes have boat access to many lakes while others sit on a single, unconnected lake. Lake Eloise, the largest in the southern chain, is about 1,174 acres.

Before you buy on the water, check:

  • Flood zone and elevation. Ask for an elevation certificate and a flood insurance quote early.
  • Seawall and dock. Have them inspected; repairs and permits can be expensive.
  • Lake access. Confirm whether the lake connects to the chain by canal and whether boats can pass at current water levels.
  • Insurance. Older lakefront homes may need a 4-point and wind-mitigation inspection to get coverage.

Where people buy in Winter Haven

Historic neighborhoods near downtown. Older homes with character, close to the lakes and downtown shops. Expect to look closely at roofs, plumbing and electrical.

Lakefront homes. Priced by the lake, frontage, and whether there is chain access, so comparable sales must come from similar lakes.

Newer subdivisions. Growth along Cypress Gardens Blvd (SR-540), near LEGOLAND Florida, and east toward US-27, often with HOA dues and sometimes a CDD.
