Where people buy in Haines City
Historic downtown and Lake Eva. The original city grew up around the railroad in the 1880s and was incorporated in 1914. Older homes near downtown and Lake Eva Park usually have larger lots and no HOA, but deserve a careful look at roofs, plumbing and insurance.
Newer subdivisions along US-27 and the north side. Much of the recent growth is master-planned and new-construction neighborhoods toward I-4 and the Posner Park shopping area. These often come with builder incentives, HOA dues and a CDD assessment.
Golf and resort-style communities. Communities such as Southern Dunes offer golf and amenities. Rental rules differ by community, so we confirm them for each address.

What to check before you buy
- City limits or unincorporated Polk. A Haines City mailing address doesn't always mean you're inside the city, which affects taxes, utilities and services.
- CDD and HOA. Many newer homes carry a CDD on the tax bill. We include it in the monthly cost.
- Flood zone and insurance. Homes near lakes may need flood insurance; older homes may need a 4-point inspection for coverage.
- Commute. US-27 traffic is part of daily life. Drive it at rush hour before you commit.
