Things to check before you buy in Polk

  • Flood zones and insurance. Polk has hundreds of lakes. We check the FEMA flood zone and get an insurance quote before your inspection period ends.
  • CDD and HOA fees. Many newer communities have a Community Development District (CDD) assessment on top of property taxes. Florida law requires it to be disclosed in bold in new-home contracts.
  • Homestead exemption. If the home is your primary residence, you may cut up to $50,000 from its taxable value. Apply with the Polk County Property Appraiser after you close.
  • Rental rules. If you plan to rent the home, short-term rental rules depend on the zoning and the HOA. We confirm them for each address.
