Step 1: Talk to a lender and get pre-approved

Pre-approval tells you what you can afford before you tour homes. The lender reviews your credit, income, debts and savings. If you plan to use down payment assistance, choose a lender that participates in those programs from the start.

Step 2: Sign a buyer agreement with your agent

Since August 2024, Realtors must have a written agreement with a buyer before showing homes. It states how your agent is paid and by whom. That amount is negotiable, and in many Davenport sales the seller or builder contributes. We walk you through it before you sign.

Step 3: Compare the full monthly cost, not just the price

Two Davenport homes with the same price can have very different payments. For every home, we compare:

  • Principal and interest
  • Property taxes, after homestead if it will be your primary home
  • Homeowners insurance and, if needed, flood insurance
  • HOA dues and any CDD assessment on the tax bill

Step 4: Make an offer, inspect and appraise

Once your offer is accepted, you have an inspection period. Your lender orders an appraisal and the title company prepares for closing. We track every contract deadline so nothing slips.

Step 5: Close and file for homestead

Florida closing documents are in English; we review them with you page by page, in Spanish if you prefer. After closing, if the home is your primary residence, apply for homestead with the Polk County Property Appraiser.

New construction or resale?

Davenport has a lot of new construction. Builders often offer incentives, but newer communities may carry a CDD. If you plan to visit a builder, bring us from the first visit so you have someone on your side; most builders require your agent to be registered then. Read New Construction in Davenport, and see Davenport areas buyers compare.

How much money do I need?

It depends on the loan. FHA loans start at 3.5% down, plus closing costs. Some Polk County and Florida programs help with that if you qualify; see Down Payment Assistance in Polk County and our first-time buyer guide.

Davenport home buying FAQ

How long does it take to buy a home in Davenport?

Usually 60 to 90 days from pre-approval to closing. Once you're under contract, closing typically takes 30 to 45 days, and new construction can take longer.

How much does a Realtor cost the buyer?

It's negotiable and agreed in writing before you tour homes. In many sales, the seller or builder pays part or all of it.

What is a CDD?

A Community Development District pays for roads, water or amenities in many newer communities. Its assessment appears on your property tax bill, so we include it in your monthly cost.

Can I buy if I'm self-employed or use an ITIN?

Often, yes, with the right lender. Self-employed buyers usually need two years of tax returns. Some lenders offer ITIN loans, typically with a larger down payment. Read our ITIN guide (Spanish).
