New Construction in Davenport: What Buyers Should Know

Much of Davenport's growth is new construction, from starter homes to resort communities. Builders often offer incentives, but their sales agents work for the builder. Bring your own agent to your very first visit so you have someone negotiating for you, at no extra cost to you in most cases.

Register your agent at the first visit

Most builders only work with your agent if they're registered when you first walk into the sales office or sign the guest card. If you visit alone first, you may lose the right to have your own representation in that community. Call or text us before you go, and we'll meet you there or register you ahead of time.

What your agent does on a new build

  • Compares communities, floor plans and lot premiums
  • Explains the builder's contract, which is written by the builder's attorneys
  • Weighs builder incentives against lender incentives
  • Recommends an independent inspection before drywall and before closing
  • Tracks construction milestones and the closing timeline

Builder incentives vs. lender incentives

Builders often offer closing cost help or an interest rate buy-down if you use their preferred lender. That can be a good deal, but compare it. Ask for a written Loan Estimate from the builder's lender and from an outside lender, and compare total cost, not just the rate.

CDD and HOA fees

Many new Davenport communities are in a Community Development District (CDD). A CDD pays for roads, water and sewer lines or amenities, and you repay it through an assessment on your yearly property tax bill. Florida law requires the CDD disclosure to appear in bold, larger type right above where you sign a new-home contract. We'll show you each community's CDD and HOA amounts before you choose.

Inspections on a new home

New doesn't mean perfect. We recommend a pre-drywall inspection and a final inspection before closing, plus an 11-month inspection before the builder's one-year warranty ends.

Short-term rental communities

Some new communities near ChampionsGate and Four Corners are designed for vacation rentals; most others don't allow short-term rentals. If you're buying to rent, we'll confirm the zoning and HOA rules for that community before you sign.

Frequently asked questions

Does using a Realtor cost more on new construction? Usually not. Builders typically budget for buyer-agent pay. Your written buyer agreement states the amount and who pays it.

Can I negotiate with a builder? Often yes, on incentives, upgrades or closing costs more than on base price. It depends on how many homes the builder has left and the time of year.

How long does a new build take? Quick move-in homes can close in about 30 to 60 days. Homes built from scratch often take several months. Ask the builder for the estimate in writing.
