Moving to Davenport, Florida
Davenport has roughly doubled in size in five years. Its population went from 9,043 in 2020 to an estimated 18,110 in 2025, according to the U.S. Census Bureau. Most newcomers come for newer homes, quick access to I-4 and prices below many Orlando-area suburbs. Here's what to know before you move.
Where "Davenport" actually is
The City of Davenport is a small historic town on US-17/92 in northeast Polk County, incorporated in 1915. But a Davenport, FL mailing address covers a much larger area, including master-planned neighborhoods along US-27, Posner Park, and resort communities near ChampionsGate and Four Corners. Some of those homes are in Polk County, some in Osceola, and taxes and services follow the county.
Getting around
- I-4 runs along the north edge of the area, toward Orlando and the theme parks one way and Lakeland and Tampa the other.
- US-27 runs north to Clermont and south to Haines City and Lake Wales.
- Davenport residents averaged a 41.3-minute commute to work (Census, 2020–2024).
Traffic at the I-4/US-27 interchange can add a lot of time at rush hour. Test your commute at the time you'd actually drive it before you choose a neighborhood.
What homes cost
The Census put Davenport's median owner-occupied home value at $333,300 for 2020–2024. Today's prices depend heavily on the community, its age and whether it allows short-term rentals. Ask us for a current Stellar MLS report for the neighborhoods you're considering.
New construction or resale?
Much of Davenport's housing is new or under construction. New homes often come with builder incentives and warranties, but may carry a CDD assessment and HOA dues. Resale homes can cost less each month but need a careful inspection. See New construction in Davenport for the details.
Costs to plan for
- Insurance: get a homeowners (and, if needed, flood) quote before your inspection period ends.
- Property taxes: file for the homestead exemption if Davenport will be your primary home.
- HOA and CDD fees: they vary widely by community.
- Utilities: providers depend on the address; we'll tell you which serve the home you choose.
